- Pre-listing coordination. An important part of my job is to make sure the property is “value engineered” for the current market place. I am happy to assist you with this key part of the marketing process by suggesting reputable repair and maintenance vendors and even coordinating work which needs to be done.
- What, if anything, should be done which will help obtain the best results?
- Where can you, as a seller, spend a dollar and get five dollars back?
- What upgrades and work will actually be a waste of money or hurt the appeal of the property?
- Timing is everything. Having done this for 23 years, there are some times which are better than others to sell a property, depending on the location and price. For example, some buyers think that the “spring market” will be best because all of the flowers will be in bloom or school will be out. Is that the case for your property? Maybe…maybe not. Some properties might get a better price during the summer or during December holidays!
- Pricing. The most important part of selling real estate is proper pricing. Many sellers (and agents) make the mistake of “testing” the market or building in lots of negotiating room. Buyers are very sophisticated and stale listings often result in selling at a huge discount, rather than benefiting from a record-setting market premium that my seller clients have enjoyed.
- Contract terms are key. I help my sellers analyze purchase offers, assess risk and make sure that the contract won’t have any surprises. A contract does not mean much if it is full of contingencies, if the lender or buyer won’t perform, if the purchaser is going to attempt to renegotiate the terms of the contract based on a home inspection or if a purchaser gets cold feet.
